Choose These Siding Colors to Help With Resale Value

If you’re in the market to have new siding installed on your home here in the Minneapolis metro area, regardless of the type of siding you choose, you’ll need to select a color.  You might base your color choice on personal preference, wanting to stand out from the other homes in the area, or maybe even your favorite color.  But if you are planning on selling your home sometime in the expected lifespan of your siding, you may want to consider the effect of your color choice on your resale value and/or the ability to sell your home more quickly.

Believe it or not, the color of a home is important to a prospective home buyer, but you might not have known just how much. Real estate professionals talk of ‘curb appeal,’ and if you’re a regular reader of our blog, you may have noticed a few articles from us on the subject.

The curb appeal of a house is going to matter, but did you know that home buyers look for specific colors before purchasing a home?

You should know which colors are going to be most attractive to potential buyers.   There are also colors you should stay away from when making exterior improvements with a view toward selling your home.

Curb Appeal IS Important

Most buyers make their decision on a potential home based on how the home is when they see it, not how it could look if they make some changes, even cosmetic ones.

The way the home looks when a home buyer drives up to it – as well as how it looks online – is going to make a huge difference. It can affect whether they will want to take a further look or will just keep driving. The right colors are going to make them want to go inside and take a look. Not only that, but if they see colors they do not like, even if the landscaping is beautiful, they are going to stay away from even looking at the inside of the home.

The Siding Colors That Effect the Value of the Home

Siding color itself does not factor into the true value of a home, but it does affect the perceived color.  The right color can actually help you get more than your asking price if your home is very attractive to a number of buyers and a bidding war develops.  This is what we’re talking about in terms of increase in value.

Shown at right is a small selection of siding colors available in fiber cement siding from The James Hardie Company®. Most of these fall in the ‘yes’ category in terms of saleability, while a couple are ones you’d want to avoid if selling your home is your intention.

There are many colors that are going to change the way the home is viewed. The right color is going to help you sell the home faster, while the wrong colors might make people not want to go inside. These colors might help you sell your home quickly, and possibly for more than you’re asking:

  • Lighter neutral colors, off-white or wheat colors
  • Greys (yes, it appears that the grey color palette is a trend that’s here to stay indefinitely)
  • Light brown colors
  • Different shades of blue

These siding colors are ones that you want to stay away from:

  • Purples and pinks
  • Orange
  • Mustard yellow

The color you choose should be one that you love, but also one that is subtle and does not make your home stand out from the surrounding ones.  Of course, if you’re planning on staying in your home for the foreseeable future, then the color you choose will depend more on personal taste.
