Old Windows: To Repair or To Replace – That is the Question

As a company specializing in replacement windows for homes and businesses in the Twin Cities area, one of the questions we get asked often is whether old windows can just be repaired instead of replaced.  It’s a good question. But you also want to take into account the issue of whether either SHOULD be done.  ‘Can’ and ‘should’ are sometimes very different things.

If you’re considering the windows throughout your home and you don’t think they are too bad, then you might be wondering if they can just be repaired. Will they perform just as well as replacement windows would? Will the repairs save you money rather than replacing them entirely.  These are questions we find many people we talk to have.

There is no easy answer, though.  Each situation is different, and after evaluating the home, an owner’s budget, and the state of the existing windows, we are usually able to come up with a solution that fits well.

Signs Your Windows Need Replacement

Sometimes minor issues with windows are easily dealt with by doing some repairs.  Or it might be that you have really good old wood windows but they are drafty and your energy bills are high.  (In that case we often recommend high-quality storm windows crafted particularly for older and historic buildings.)

But there are a number of window problems that indicate a replacement would be better.

Go down this list, and if you have two or more problems with your windows then it might be a good thing to just replace them, instead of just repairing:

  • Rotting or broken muntins
  • Infiltration of water
  • Sashes stuck
  • Broken glass or cracked
  • Rotting, cracked, loose or damaged exterior trim

A lot of these issues are not problems that can easily be repaired. Usually, the locking mechanisms on the windows, the sashes and sometimes the trim can be fixed, but it all depends on the extent of the damage. If there are more than just a couple of minor problems, it is best to just purchase an entirely new window for the area. It will perform better and provide better comfort overall.

(We do have a mid-range alternative for windows whose frames are still in good shape, and that is insert windows.  They can be fitted into the existing opening without having to replace the full frame, and that is often a more economical solution than having full-frame replacement windows installed.)
